70% mortgage for non-residents
We can offer mortgages for non-residents who purchase holiday homes up to 70% of the purchase price (or valuation if this is lower). For tax residents (who give up their worldwide income to the Spanish tax authorities) the maximum mortgage is up to 80%.
Competitive rates
All lenders base their mortgage interest on the annual Euribor reference interest rate, with a percentage margin added, for example annual Euribor + 3%. We can even offer mortgages with rates as low as annual Euribor + 1.5%, non-resident customers ask us about the possibilities.
Since we do business directly with the various banks, we as brokers have some influence on the rates. There is no other broker that can offer you this advantage.

Early repayment
It is possible to redeem earlier or to repay the entire mortgage at once. You must pay a fine on this. The fines amount to 0.5% of the amount paid (partial or full refund) during the first 5 years and 0.25% thereafter. As an example, for every € 10,000 that you repaid too early, the maximum lump sum in Spain during the first 5 years is € 50. After this 5 years, this is reduced to € 25. You see that early repayment is a lot cheaper than in the Netherlands
